What is "Build on Your Lot" construction?

Tilson pioneered the "Build on Your Lot" approach to home building 90 years ago. The concept is simple. Use a lot you already own or pick the exact acreage, land, or property you want to live on. Select a plan from our home designs or bring us your own idea. Get a great home built right where you want to live! 



Do I need to own a lot, land, or property before I visit a Tilson Home Center?

Absolutely not! We have skilled staff waiting to help you get started. They can provide tips on what to look for and how to get the most for your money. Please feel free to visit one of our Design Centers to discuss ideas for your new home. 



Will I need to purchase home plans?

There are several major advantages to building your new home with Tilson. One important difference is home plans. Many other builders require that you purchase home plans before they will even begin to work with you. But any of Tilson's new home designs can be customized to your needs with no plan cost. We never charge a design fee to change any of our plans. You can use the money you save to get just the home you always wanted. 



Does Tilson provide written estimates?

Lots of other builders use your purchased plans (see the question above) to develop a rough estimate of costs for your new home. The process can take weeks. But Tilson has DeskTop Pricing℠. With this system, we can provide a price for any Tilson plan along with any available changes, options, and upgrades you select and give you that information right away. 



How much of a deposit is required when I sign a contract to build a Tilson home?

A minimal deposit of $3,000 is normally all that is required to begin the home of your dreams.



Can I personalize my Tilson built home?

Yes, you can. First, you select a plan to meet your family's needs. Next, choose the exterior look that appeals to you most. You can personalize your plan to suit your needs. Not only do you have the opportunity to select brick, paint, floor coverings, roof color, and appliances, but you can also move walls, add closet space, add square footage, and add just about anything else to make your home uniquely your own. In addition, Tilson offers upgrades and options so that you can further personalize your home to suit your tastes. You get the home you've always wanted and avoid costly custom prices. 



Can I count land equity towards my mortgage down payment?

Yes. In fact, many property owners have enough land equity that they do not need any cash for a mortgage down payment. 



Can my well and septic system costs be included in my mortgage?

Many times they can be included, but this can vary.  Talk with one of our consultants to see if your well and septic costs, lot pay off amount, certain other improvements, or closing costs can be included in your mortgage. 



How does "Built on Your Lot" financing work?

This is where Tilson separates itself from other custom builders. Ordinarily, you would have to obtain a construction loan to finance the construction of your new home which can be difficult, time consuming, and expensive. With Tilson, all you need to do is apply for and obtain permanent loan commitment and Tilson will build your entire home interest free out of its own pocket. Will I need to make monthly payments on my new house during construction?

Most other builders will require a construction loan where you make monthly payments for the entire time your home is under construction. But, if you qualify for Tilson's EasyBuySM program, you make no monthly payments until your home is completed. Think of the money you will save!
