The Magnolia model in Katy is defined by its large and open gathering space. It’s a flexible floor plan that has quiet and private living areas, with plenty of options to customize how and where you spend time with your family and friends.

Right at the entrance of the Magnolia, you can feel how spacious and open the home is. They wide foyer opens into a quiet study on the left, and the large family room ahead. Standing in the family room, you can see the full kitchen, dining area, and flex room. Two large windows at the back of the family room and several others throughout this area let in enough natural light to keep it bright and cheerful. For a different mood, you can replace the family room’s windows with an elegant fireplace.

The kitchen is well-organized and simple. It has a double oven, a small pantry, and plenty of counter space, making cooking easy and enjoyable. A standalone counter with a curved eating bar separates it from the family room and dining area – a great place for guests to enjoy a snack while they chat with their host. The dining area is set back a bit from the family room, providing a more personal place to enjoy meals.

Want to move things around? There are a number of options available to change the main area of the Magnolia. The alternate kitchen layout removes the flex room to greatly expand its total area, giving you much more counter space and a large walk-in pantry near the utility room.

Another option expands just the dining area, and adds a convenient drop zone with a bench and closet next to the utility room. 

This is also where you’ll find the door to the garage, if you choose to add it.

In the original layout, the utility room, a full bathroom, and two smaller bedrooms make up the living quarters on the right side of the house. You can add stairs to this area for an optional second floor, which has a large bonus room, a powder room, and a theater room. Turn the bonus room into a game room or a lounge to entertain your guests or give your kids a space of their own to relax and make memories.

The master suite takes up the entire left side of the Magnolia. There’s a short hallway with a powder room connecting it to the family room. Another hallway leads into the spacious master bedroom, with two walk-in closets opposite each other. The bathroom features two vanities, an enclosed toilet, and a soaking tub. A different layout maximizes the space by putting one large walk-in closet after the bathroom instead.
